Rental Policies

Vacation Rental Policy

Deposit Policies:

  • 50% of total rental cost due upon booking for bookings made more than 60 days in advance
  • Remaining 50% due 60 days before travel date
  • 100% of total rental cost due upon booking for reservations made within 60 days of travel
  • Security deposit will be secured by credit card from rental agreement should damage occur to the rental property.

Minimum Stays and late Checkouts:

  • A minimum night stay may be required during certain periods on specific properties. The minimum night stay may be waived for an additional charge during these periods on these properties.
  • Late checkouts and early check-ins must be approved in advance. If not and housekeeping shows up to clean and must be delayed, a charge of $15/half hour will be charged to credit card on file.

Housekeeping Services:

  • The housekeeping fee, which cover cleaning before and after your stay, will be waived for stays 7 nights and over on select properties unless other arrangements are made at time of booking.
  • Daily or additional housekeeping services are available at an additional charge
  • All monthly stays require two cleanings to be paid by guest unless waived at time of booking.
  • No requested housekeeping services will be scheduled on Sundays or Holidays

Cancellation and Refund Policies:

  • For all reservations arriving and departing between December 19 to January 3:  Cancellations made prior to September 15 will be charged a $500.00 cancellation fee.  Cancellations made after September 15 are subject to the full forfeiture of the initial deposit.  Once full and final payment has been received the entire contract amount becomes non-refundable and non-cancelable.
  • All other reservations:  100% of payments made less a $250 fee are returned on cancellations made more than 60 days prior to arrival. 100% of the total rental cost will be charged on cancellations made less than 60 days prior to arrival or once full and final payment has been received. If a property is re-rented, which we will make every effort to do, 75% of the total rental cost will be refunded
  • Cancellation and Refund policy is subject to change or differ from the above.  Please refer to your rental agreement which is specific to the property rented.

Additional Persons Charge:

  • No rental may exceed occupancy level based on the number of people the home sleeps
  • If approved by owner to sleep more than designated, such as in a rollaway bed, an additional charge of $25 per person per night will be charged

Additional Policies:

  • All properties are non-smoking. Smoking inside the property results in a $500.00 charge to credit card for ozonation cleaning of the vacation rental home or condo
  • There is a lock out charge of $35.00 for manager on duty to let you in after business hours to be charged to the credit card on file
  • Unless pre-approved by the owner all properties prohibit pets. Unapproved pets will result in a $500.00 charge to credit card for professional steam cleaning of the vacation rental home or condo
  • Policies are subject to change without notice
  • Sorry, refunds or pro-rated refunds are not available due to weather, poor conditions, travel delays, lack of snow or health issues. We strongly recommend you obtain travel insurance, which is available through travel agents and through CSAtravelprotection.com accessible under Guest Services
